PROCEDURES FOR EMERGENCIES AND REQUESTING REPAIRS
Emergencies:  General repairs are not considered an emergency.  The following is a list of valid emergencies.  Use common sense when determining if a repair constitutes an emergency. 

Emergencies Include:
1.Loss of Heat
2.Broken pipes resulting in water leakage
3.Inoperable toilet (when there is only one toilet in the unit)
4.No Hot Water
5.Structural Damage
6.        Fire
7.        If you smell gas - immediately call Cascade Natural Gas @ 888 522 1130


The following are NOT emergencies:
1.Loss of air conditioning
2.Phone/Cable or internet service not working (call your service provider)
3.Dripping faucet (submit a regular work request - see below)
4.Inoperable garbage disposal


In the event of an emergency:

Step One:

Take any steps available to mitigate damages. In the event of a water leak shut off the water lines under the sink or turn the water off at the main, whichever is appropriate.  If you have a substantial leak which will cause damage to the property and are unable to shut off the main  please call your water service provider and request an emergency shut-off.   

Step Two:

Call Alpine Property Management at (541) 385-0844.  Do not submit an email for emergency repairs. Call immediately if you have an emergency, if we do not answer, leave a clear, concise message explaining the problem. Include the following information:
 
  Your Name
  Property Address
  Description of the problem, time and how/why it occurred
  A call back number where you can be contacted
  Speak slowly when giving your address and phone number.  


Repairs:  We want to be made aware of any maintenance issues to your unit in order to maintain the property.  In order to request non-emergency repairs, and you have access to email, please do not call the office.  Of course, if you don't have email a call will be necessary.   Submit an email to apm@rio.com containing the following information.  We will contact you either by email or phone and schedule the required repairs:

1Your name and address.

2.  A phone number where you can be contacted.

3.  A detailed description of the maintenance problem.

4.   By requesting repairs, either by phone or email,  you are authorizing entry into your unit.   Repairs are normally performed during normal business hours.   We will ensure your unit is secured upon our departure.

5.  In the subject line of your email please place the words work request and your address.
